Average and median pricing in the beginning of 2020 hovered around $500 per square foot. At the very upper end, new construction and luxury condo tower pricing at Austonian, W, and Residences at Four Seasons exceeding $1,000 per square foot.  Other newer buildings like Fifth & West and The Independent offer prices starting around $500 /SF. Factors such as building age, proximity to the lake, protected views and building amenities have a direct impact on pricing.

Views Affect Pricing

Generally, the higher the floor the better the view, thus prices will increase as you go up.

Walkability / Shopping

Notably, there is a premium to live close to Amazon-owned Whole Foods.  This could change when downtown Austin gets a new supermarket east of Congress Ave, and one is rumored to be going into the Rainey Street District
