555 million-dollar homes sold in Austin in 2013


Austin’s luxury home market revved up last year with nearly $883 million in sales for homes priced at $1 million or more. 555 million-dollar plus homes sold in 2013 — 182 more than in 2012.

 The average square-foot price was $326 for homes in that category, $3 more per square foot than in 2012.

 The downside is that the average price was $1,581,098, or $77,059, lower than in 2012. The median price was $1,338,069, or $19,478 lower than in 2012.

 Million dollar homes spent an average of 106 days on the market in 2013, 33 days less than in 2012.

 So what were people buying?


Here is a list of the most expensive homes that sold in Austin last year, based on list price on the Multiple Listing Service. Since Texas is a non-disclosure state, the actual sales price is not available. Also, keep in mind that some high-end homes are not listed on MLS. In fact, Michelle and I sold several private listings last year that exceeded $10 million in value.
